Legalization projects
When it is necessary to legalize buildings built without a license (whether or not they have pending urban planning infringement files), we carry out the projects to allow these legalizations as well as, if necessary, the works necessary to adapt the buildings to the legislation in force. Also analysis of infringement files and drafting of appeals to the administration.
Certifications and certificates of habitability
The certificate of habitability is an essential document for contracting water and electricity services. This document must be renewed every ten years, attaching a certificate issued by a competent technician. In the studio we prepare the certificates as well as manage all the necessary procedures to obtain the certificate.
Energy efficiency certificates
The buildings must have an energy certification, an essential document for the sale or rental of the property. At BCa we carry out the necessary certifications and procedures to register the certificates at the Ministry of Industry.
Documentation by Cadastre and Property Registration.
At the request of the owner, we process the necessary certifications and plans in order to correctly represent the properties in the cadastral databases and thus prevent the IBI from not corresponding to the constructed reality. We also carry out GML surface and position certifications to properly deed properties as well as register them in the Property Registry.
Real estate valuations
We prepare real estate and plot valuations based on officially accepted methods in order to find out the value of the property.
